Stucco & EIFS Takeoff

Stucco and EIFS scope is measured elevation by elevation, so base coat, mesh and insulation board quantities match the actual wall assembly shown in the details.

Stucco and EIFS scope measured elevation by elevation: base coat, mesh, insulation board and finish coat areas, plus every accessory, expansion joint and trim profile shown on the details.

How we take it off

Each elevation is measured separately with openings deducted at actual size, then insulation board, mesh and base/finish coat coverage are calculated from that net area per the wall assembly detail. Casing bead, corner aid, control and expansion joints and weep screed are taken off as linear footage directly from the elevations and details, not estimated as a percentage of wall area.

What the second-estimator review is checking

  • Insulation board thickness variations between elevations (common at grade transitions) priced as one uniform thickness
  • Expansion and control joint spacing not verified against the details, understating linear footage
  • Weep screed at the base of wall left off the accessory list
  • Lath and mesh overlap requirements not added to the base coverage area

Typical turnaround

48–72 hours

What we quantify

  • Finish area by elevation with opening deductions
  • Insulation board, mesh and base coat quantities
  • Casing bead, corner aid and expansion joints
  • Lath, weep screed and accessory footage
