Drywall Takeoff

Drywall estimating by rough square footage is where interior bids lose money — a partition schedule with mixed thicknesses and fire ratings needs a real board count, not a multiplier.

Rather than estimating drywall by rough square footage, we count sheets by size and thickness, then quantify joint compound, tape, screws, corner bead and framing accessories against the actual partition schedule.

How we take it off

Every wall and ceiling plane is measured from the reflected ceiling plan and partition types, then sheets are laid out by standard board size to produce a real count — not wall area divided by 32. Fire-rated and moisture-resistant board is tracked separately since it prices differently. Compound, tape and screws are calculated from the board count and joint length, not a flat per-square-foot allowance.

What the second-estimator review is checking

  • One board type and thickness assumed sitewide when the partition schedule specifies several
  • Ceiling area left out of the board count entirely
  • Corner bead and control joint linear footage estimated instead of measured from the actual wall layout
  • Openings for doors and windows not deducted, inflating both board and compound quantities
