Masonry Takeoff

Masonry unit counts compound small measuring errors across a whole elevation. We quantify from the actual elevations, not a per-square-foot rule.

We quantify masonry units, mortar, reinforcement and accessories straight from the elevations and plans. Windows and doors are deducted from wall area automatically, and the deliverable exports to Excel with your unit costs already wired in.

How we take it off

Wall area is measured per elevation and converted to unit count using the actual unit size and coursing shown in the wall section — not a generic units-per-square-foot factor. Openings are deducted at their actual size, not estimated. Mortar quantity is derived from unit count and joint size, not a flat allowance, and horizontal joint reinforcement, ties and lintels are taken from the wall sections and schedule.

What the second-estimator review is checking

  • Generic units-per-square-foot ratio used instead of the actual unit size and coursing pattern specified
  • Opening deductions estimated instead of measured from actual door and window sizes
  • Joint reinforcement and wall ties left out of the accessory list
  • Mortar quantity assumed as a flat percentage rather than calculated from unit count and joint size
