Framing & Lumber Takeoff
A framing package lives or dies on the cut list. We count every stud, plate, joist and header off the drawings so your material order matches what actually gets built.
From light-gauge residential partitions to full wood-framed structures and decks, we calculate stud and plate lengths, joists, rafters, headers, posts, beams and every connector on the drawings — sorted by size, species and wall type where it's called out.
How we take it off
Wall framing is taken off linear foot by linear foot from the framing plans, converted to stud counts using the specified on-center spacing, with plates, headers and king/jack studs added from the schedule rather than a per-linear-foot rule. Joists, rafters and beams are counted directly off the framing plan by span and size. Connector hardware — hangers, straps, hold-downs — is taken from the connection schedule or engineering details, not estimated as a percentage of lumber cost.
What the second-estimator review is checking
- Stud counts derived from wall length and spacing alone, without adding king/jack studs and cripples at openings
- Double top plates and blocking left out of the linear-foot total
- Connector hardware estimated as a cost allowance instead of counted from the connection schedule
- Deck framing (ledger, joists, blocking, rim) taken off separately from the house and quietly forgotten
