Painting Takeoff

Painting estimates live or die on surface area. We calculate square footage for walls, ceilings, doors, windows and trim, deduct openings automatically, and split interior from exterior scope so material lists adjust to exactly the surfaces that need coverage.

How we take it off

Wall and ceiling area is measured room by room from the floor plans and reflected ceiling plan, with door, window and other openings deducted at their real size rather than a blanket percentage. Trim, casing and railing are measured as linear footage from the same drawings. Interior and exterior scope are kept as separate totals since coat counts, primer requirements and material typically differ between them.

What the second-estimator review is checking

• Opening deductions applied as a flat percentage instead of actual door and window sizes
• Ceiling area omitted or assumed equal to floor area without checking for vaults and soffits
• Primer coverage not accounted for separately from finish coats on new substrate
• Exterior siding texture (stucco, board-and-batten) not factored into coverage rate, understating material
