Insulation Takeoff

Wall, floor, ceiling and roof insulation is measured by assembly from the building sections and energy code schedule, with batt, blown, rigid board and spray foam quantified separately since they're bought and installed differently.

How we take it off

Each assembly type (exterior wall, cathedral ceiling, unconditioned attic floor, foundation wall) is measured from the building sections, with area calculated net of framing where the specification calls for cavity-only insulation versus continuous exterior insulation. R-value and product type follow the energy code compliance schedule on the drawings rather than a single assumed value across the building.

What the second-estimator review is checking

• One R-value and product type assumed for the whole building instead of following the assembly-specific code schedule
• Continuous exterior insulation (foam sheathing) missed when cavity insulation is quantified but the wall assembly calls for both
• Rim joist and band area left out of the floor insulation quantity
• Air sealing and vapor barrier scope not carried alongside the insulation material itself
