Every door and window is counted from the floor plans and cross-checked against the door and window schedule for size, type, glazing and hardware set, catching the mismatches that turn into change orders after award.
How we take it off
Openings are counted directly from the floor plans first, independent of the schedule, then reconciled against the door and window schedule by mark number. Discrepancies — an opening shown on plan but missing from the schedule, or a schedule entry that doesn't appear on plan — are flagged rather than resolved by assumption. Hardware sets, glazing type and fire ratings are carried from the schedule since they drive cost as much as the unit itself.
What the second-estimator review is checking
- Door or window count taken from the schedule alone without verifying every opening actually appears on the floor plans
- Hardware set and fire-rating requirements not carried through from the schedule into the pricing list
- Glazing type (tempered, low-E, impact-rated) assumed uniform when the schedule specifies it by opening
- Rough opening sizes not checked against the actual unit sizes being priced
