What’s different about estimating this sector
Commercial documents are typically a full CSI-organized set — drawings, specifications, schedules and details all cross-referenced — so quantities need to be verified against the written spec, not just measured off the plan. MEP scope is usually more extensive and more tightly coordinated with structure and envelope. Bid packages are more often broken out by trade for subcontractor pricing rather than priced as one lump sum.
